Once we have initially spoken whether that’s in person or on the phone and you have provided us with your address, we will normally in the first instance carry out a desktop evaluation of your land. This can involve looking at your lands plot size and shape, local planning history, highways for access and parking, Wessex water for drainage and sewage, natural England, SSSI information and more.
Naturally this will be in the strictest confidence and will not be shared with anyone unless you say otherwise.
We will then report back with our findings! If we feel development is possible our team will carry out a detailed appraisal, to help us best calculate the value of your land. This is based on the development potential, industry patterns and market values.
Our assessment factors all pre-construction costings, building costs, selling and third-party consultant fees. These calculations are conscientious and help determine the fairest and most realistic offer proposals that we may put forward to you.
We will put forward at least one of two purchasing proposals available to you and discuss the benefits that each of those options may have; to tailor fit a proposal that is right for you and your circumstances.
Each proposal offered will cover the expected financial returns, development timescales, contracts and any other points that may be associated with your development.
